Property Renovation}

Submitted by: Parmdeep Vadesha

The concept of property renovation is becoming more and more popular. For many people, seeking a dream home in the sun carries along mental images of a home with character, history, and of course large and well-established gardens surrounding the property where, of course, renovation is a new revolution, a new plan or frontier to conquer.

Older properties that are accessible for sale may often come with several benefits such as the property may be located within a peaceful, scenic village setting, but still very close to urban facilities and convenience. And the property may already be well established with flowering gardens, enriched with mature fruits, vegetable gardens, grape vines even evergreen and other trees.

The place, size and condition of the lot on which the property is built add greatly to the property value but unfortunately many properties available for sale have long been neglected, just crying to get renovated. So for proprietors who have plenty of time, energy, patience and commitment, property renovation offers immense opportunities with sleeves rolled up and good old fashioned elbow grease (or subcontractors).

Properties in need of renovation are frequently for sale well bellow their true market value because they generally need a lot of work, inside and / or outside. The location of renovation property directly within a nice area can add greatly to its final market value, as this renovated value will be far more than the old value before remodeling. In short, resale properties of these types mean great investment potential.

Another advantage of many renovation projects is the amount of land that comes with it. For instance, it may be very possible to develop the estate further and expand the property renovation, which can alternately add more buildings, a pool and other facilities and out-buildings to the lot – a great future business potential.

Before you consider property renovation, take into account a few important points:

Check how long the property has been on the market either for rent, lease or for sale. Basically if the property has been in the market for at least several months, only then you should consider renovating it.

In older property buying, you should be prepared for anything. You can renovate with new construction or simply by just refurbishing older structures like falling walls, creating renewed property that can be sold at much greater profit than it was before.

Depending upon the property under consideration, you should consult with the home remodeling and renovation specialists like roofers, timber and damp are (like after a hurricane) specialists and electricians. Of course the less they charge for quality renovation work on your projects, the better you and your wallet will benefit.

The extent of renovation often depends upon the date of the establishment of the property. In other words, how many days it is been vacant and run down? Today everything needs to be modern and more high tech so you need to renovate it according to todays power and other utility and systems standards to spec. Of course you can leave this job up to architects and other specialists and planning department heads or for another time when it will be affordable to you.

When you have made your mind to renovate a property, keep in mind a popular phrase, It cost twice as much as it thought it would. Then manage your budget and build in some contingency.

Property renovation is probably the best way to go if you want to own lavish homes at reasonable prices. Plus it is an option to be considered if you wish to hold multiple properties as it can even give you a reasonable break from property taxes.

Other ideas to think about with regards to property renovation are first, if have inherited some property it is best to renovate it in case you want to put it up for sale in the real estate market. And you may even want to renovate your own home, just to make look good. Go for it!

Kenya government fires health worker strikers over failure to ‘report back to work’

Saturday, March 10, 2012

The Kenyan government has dismissed 25,000 striking health workers, mostly nurses, citing failure to heed government orders to recommence work and concern for the welfare of hospital patients. Speaking on behalf of the government, Alfred Mutua stated the workers were dismissed “illegally striking” and “[defying] the directive … to report back to work”, which he called “unethical”. The government asks that “[a]ll qualified health professionals, who are unemployed and/or retired have been advised to report to their nearest health facility for interviews and deployment”, Mutua stated.

The workers, who had been on strike for four days, were wishing to have improvements made to their wages, working conditions, and allowances. The strikes have caused a significant number of Kenyan hospitals to cease operations. According to Kenya Health Professionals Society spokesperson Alex Orina, the average monthly wage plus allowances for health workers in Kenya is KSh25,000 (£193, US$302 or €230) approximately. With an increasing number of reports of patients neglected in hospitals emerging, two trade unions met with the Kenyan government yesterday and negotitated a return to work, although a significant proportion of demonstrators defied the agreement, The Guardian reported.

Orina told Reuters the dismissals were “cat-and-mouse games, you cannot sack an entire workforce. It is a ploy to get us to rush back to work, but our strike continues until our demands are met”. Frederick Omiah, a member of the same society, believed the government’s actions would “make an already delicate and volatile situation worse”, expressing concern that demonstrations may continue in the capital Nairobi, amongst other locations. Kenya Medical Practitioners, Pharmacists and Dentists Union chairperson Dr. Victor Ng’ani described government actions as “reckless”.

Mutua said the health workers were “no longer employees of the government” and had been eliminated from the payroll. While Ng’ani told the BBC of difficulties with finding other workers as skilled and experienced, Mutua reportedly stated that this would not be an issue. “We have over 100,000 to 200,000 health professionals looking for work today,” Mutua commented. “There will be a lag of a day or two … but it is better than letting people die on the floor, at the gate, or suffer in pain”.

Deaths on South African roads at 1215 for December 2005

Thursday, January 5, 2006

According to the South African government’s Department of Transport, the number of fatalities on the country’s roads during December 2005 was 1,215. This is compared with 1,234 the previous year, where the total number of deaths in traffic accidents was 10,530.

Department of Transport spokeswoman, Collen Msibi, stated that 512 of the fatalities were pedestrians, 414 passengers, and 289 drivers. 2005 saw the number of vehicles on South Africa’s roads rise by nearly half a million to just under eight million with 779,000 new drivers adding to the dangers on the country’s roads.

“To deal with this high level of unsafety, traffic authorities will increase the number of patrol vehicles on the road, law enforcement officers and unmarked vehicles to do more spot checks and roadblocks,” Msibi said.

“Our analysis has revealed that most accidents are preceded by offences such as ignoring road signs, driving drunk, speeding, vehicles cutting in front of others, driving defective vehicles and fatigue.”

The road toll in South Africa is similar to that of South Korea, Mexico, Japan and Thailand. However, except for South Korea these countries have significantly larger populations.

The worst country in the world for deaths in road traffic accidents, is currently accepted to be China. Figures released for 2002 reveal that 250,007 people were killed in that year.

The South African government has acknowledged the problem since 2001. At that time they launched their “Arrive Alive” campaign, targeting vehicle condition, driver fitness, speeding and drunk driving.

A Beginner’s Guide To Table Setting

More On This Topic:

By Cassia Ann Jordan

For most people, table settings are something to admire at special events, such as gala dinners or weddings, and few of us pay much attention to table setting etiquette when we entertain in our homes. To make our dinner (or luncheon) tables more attractive, we use a clean tablecloth; set the table using matching silverware and china and occasionally plop a vase of flowers in the center. If you’ve never given much thought to how you set your table, you should. By creating the right mood for your gathering, beautiful table settings contribute much to the success of your party, whatever the occasion may be.

It’s important to be aware of the extensive variety of table setting options and ideas available to you so as to choose one that is appropriate to the occasion. A wedding table setting, which should enhance the romantic, elegant mood of the evening, would not make an appropriate baby shower table arrangement, for instance. If you are setting the table for a Valentine’s Day dinner for two, using candles and a touch of red can add a more personal, intimate touch.

Table settings differ not only according to the occasion, but also according to cultural traditions and perceptions. An Asian table setting is different from an African table arrangement or a western country-style one. Table settings can also be customized according to the time of the year and, of course, seasonal holidays. Using one of the many festive Christmas table settings will set the tone for your Christmas dinner and contribute to the cheerful mood of your guests, and carefully chosen Halloween table arrangements can add excitement and fun to a children’s Halloween party.

To learn how to create original, appropriate table settings that complement the setting of any event you are hosting, consider the points below:

– Imagination and creativity: These are the key factors in creating beautiful table settings for every occasion. By using your imagination, you will be able to put together lovely (and singular) table settings that need not cost too much money at all.

– Table color scheme: Regardless of whether you are setting the table for a children’s birthday party or a business luncheon, make sure that the colors of you tablecloth or placemats, napkins, china (or even paper plates) do not clash. You may use different colors or various shades of the same color – as long as the effect is pleasing to the eye.

– Centerpieces: A centerpiece is a wonderful way to enhance the beauty of your table and it can be as simple or as elaborate as you wish. A lovely vase of carefully chosen flowers, a bowl of colorful fruit, votives floating in a bowl of water are just some of the hundreds of centerpieces you can use to make your table setting more attractive and appetizing.

– Central theme: Always have some kind of a theme in mind as you decide on the table colors and / or centerpiece you want to use for your table setting. This makes it much easier to put together an appropriate, attractive table setting that will enhance the meal you are serving your guests. For instance, you could decide to use a tropical theme for the luncheon you are hosting to celebrate your friend’s July birthday. You might then choose a tropical fruit centerpiece and two different shades of green for the tablecloth and napkins.

Table setting is not only something to admire at formal functions. It doesn’t have to be elaborate or involve using expensive silverware and valuable crystal; simple, creative ideas can create wonderful table settings that will contribute immensely to the success of any event you host.

About the Author: Cassia is really a well-rounded publisher concerning creating an ideal function. The lady prefers using flower centerpieces or table setting etiquette in order to achieve that ideal atmosphere.

Zimbabwe submits to popular pressure: foreign currencies now legal tender

Thursday, January 29, 2009

Zimbabwe has decided to abandon its currency, the Zimbabwean dollar, in favour of other currencies.

Acting Finance Minister Patrick Chinamasa announced today that Zimbabweans will be allowed to make transactions in other currencies along with the local currency. “In line with the prevailing practices by the general public, [the] government is therefore allowing the use of multiple foreign currencies for business transactions alongside the Zimbabwean dollar,” he said, adding that the Zimbabwean dollar will not be removed from circulation and would be used alongside other currencies.

This decision comes during the current period of hyperinflation, which has massively devalued the Zimbabwean dollar. Banknotes up to $100 trillion have been printed, despite the removal of ten zeroes from the currency last summer to try to make transactions easier. The official inflation rate, last updated in July 2008, was 231,000,000% a year, although independent estimates place the number as high as 6.5×10108, or 6.5 quindecillion novemdecillion, percent.

Up to now, only vendors with licenses were legally able to accept foreign currencies, although the practice was widespread — private businesses altogether refuse to accept the unstable Zimbabwean dollar.

Large sections of the workforce, including teachers and doctors, have gone on strike because hyperinflation rapidly renders their wages worthless. Representative groups said salaries, now measured in trillions of dollars, are insufficient to pay for even the bus fare to work.

Zimbabwe also faces other crises, including a cholera epidemic that has claimed the lives of over 3,000 people, according to statistics from the World Health Organisation.

Australian health workers to close intensive care units in Victoria next week

Thursday, March 13, 2008

Members of Australia’s Health Services Union (HSU) will go on strike in Victoria next week in a dispute over stalled wage and career structure negotiations. Over 5000 physiotherapists, speech pathologists and radiation therapists will walk off the job next week, effectively closing the state’s 68 largest health services.

The strike will force the closure of intensive care units and emergency departments across the state.

It is feared the strike could continue into Easter.

National secretary of the HSU, Kathy Jackson said admissions would be crippled, while intensive care patients would have to be evacuated to New South Wales, Tasmania and South Australia as hospitals will not be able to perform tests or administer treatment.

“When an ambulance shows up you can’t admit a patient without an X-ray being available, you can’t intubate them and you can’t operate on them,” she said.

“If something goes wrong in an ICU you need to be able to X-ray, use nuclear medicine or any diagnostic procedure,” said Ms Jackson.

Ms Jackson said the HSU offered arbitration last year, but the state government refused. “They’re not interested in settling disputes, they hope that we are just going to go away.”

“We’re not going away, we’ve gone back and balloted the whole public health workforce in Victoria, those ballots were successful, 97 percent approval rating,” she said.

The HSU is urging the government to commence serious negotiations to resolve the dispute before industrial action commenced.

The government has offered the union a 3.25 per cent pay increase, in line with other public sector workers but the union has demanded more, but stopped short of specifying a figure.

Victorian Premier John Brumby said the claim would be settled according to the government’s wages policy. “The Government is always willing and wanting to sit down and negotiate with the relevant organisations . . . we have a wages policy based around an increase of 3.25 per cent and, above that, productivity offset,” he told parliament.

The union claims it is also arguing against a lack of career structure, which has caused many professionals to leave the health service. Ms Jackson said wages and career structures in Victoria were behind other states.

Victorian Opposition Leader Ted Baillieu said he was not in support of the proposed strike and called on the government to meet with unions. “There could not be a more serious threat to our health system than has been announced today.”

“We now have to do whatever is possible to stop this strike from proceeding,” he said.

The opposition leader will meet with the union at 11:30 AM today.

Victorian Hospitals Industry Association industrial relations services manager Simon Chant said hospitals were looking at the possible impact and warned that patients may have to be evacuated interstate if the strike goes ahead.

2008 Leisure Taiwan launched in Taipei World Trade Center

Saturday, July 19, 2008

This year’s Leisure Taiwan trade show (a.k.a Taiwan Sport Recreation and Leisure Show) started yesterday, with 131 companies participating including sports media companies such as ESPN and VideoLand Television, businesses selling sports equipment and fitness clubs.

There were also a variety of sports being played in the arena built for the trade show. The events included a 3-on-3 basketball tournament, free style shooting, and bicycle test-riding. In addition, conferences discussed issues related to sports and physical education.

A major topic in the trade show was energy-efficiency and, as a result, bicycles and similar sports equipment were being heavily promoted.

Next Tuesday, companies from the electronics industry plan to promote their industry at “2008 Digital E-Park.” In previous years, organizations from the electronics industry have showcased their products at Leisure Taiwan instead of at the Digital E-Park, so this move has reduced the number of markets covered by Leisure Taiwan.

World’s largest passenger airliner makes first flight

April 27, 2005

The world’s largest passenger aircraft, the Airbus A380, has made its maiden flight after lifting off from Toulouse in France.

The take-off, at 08:30 UTC, was apparently normal and took place exactly on time. The aircraft flew into clear blue skies with a flight crew of six (all wearing parachutes as a safety precaution) and twenty tonnes of test equipment on board.

Around 50,000 people watched the maiden flight, many sitting on grass banks lining the runway. More people watched the flight on a giant screen erected in the centre of Toulouse.

The test flight lasted four hours, with the aircraft flying no higher than 10,000 nor further than 100 miles from Toulouse as it circled the Bay of Biscay.

The A380, known for many years during its development phase as the Airbus A3XX, will be the largest airliner in the world by a substantial margin when it enters service.

The first A380 prototype was unveiled during a lavish ceremony in Toulouse, France, on January 18, 2005. Its manufacturer’s serial number is 001, and it is registered F-WWOW.

The new Airbus will initially be sold in two versions: the A380-800, a full double-decker configuration, able to carry 555 passengers in a three-class configuration or up to 800 passengers in a single-class economy configuration. Range for the A380-800 model is expected to be 8,000 nautical miles (14,800 km). The second model, the A380-800F dedicated freighter, will carry 150 tons of cargo 5,600 miles (10,400 km).

The cost of the project so far is £8.4bn, £1bn over budget. 144 planes have already been ordered. Singapore Airlines, which will be the first company to operate the new air giant, in July 2006, have opened a reservation site for this first regular flight.
