The new economy is bringing together more sellers who can’t sell their houses today and buyers who can’t buy today. Selling a home is like any type of sale where there are two parties trying to make a deal. If one door is shut another one can open or it’s a no deal. This is giving birth to the Rent to own option.

This week I have been confronted with sellers or Buyers 6 times interested in this option. We did one yesterday. The scenario was a seller who has been on he market for 8 months. They were listed previously with a full service company with no offers and moved out of state where they bought another house. Their house was modestly priced but they still could not get anyone to buy it and take advantage of the tax rebate program. Every month that went by they were laying out $1100. They were considering renting and then an opportunity arose this week.

A qualified couple indicated that they wanted to purchase the home but needed to sell their home in Washington. They proposed renting until their home sold and then would close on ours. My seller agreed to do the deal even though they would lose $200 a month on the rent.

The math worked. If they take the house and close in 5 months that is equivalent to 1 month of $1100 that they would have to lay out and now they have a buyer instead of a vacant house which costs more to maintain and riskier to watch over from out of state.

There is always a down side to Rent to owns as far as risk of a tenant that messes up the house, or that you have to evict for not paying the rent.

So, what type of Rent2Own person doesn’t have credit problems? Young people who have good credit but don’t have 2 years of employment history coming out of college with good jobs like Nursing or Teaching or other professions with student debt. Young people who have no history of credit that always paid cash. Divorcees who are getting a significant divorce settlement. People who are waiting for an inheritance or lawsuit settlement are part of the people that would be looking for the Rent2Own option and are great candidates in a tight market. There are also people who can gifts from family, but do not have the employment history yet. Another possibility is a Rent2Own person who has a co-signor on the option agreement assuring that the person occupying the home will be guranteed to get a loan within the defined period of time.

In a perfect world this would not be the best option for the seller. But, our world is far from perfect. The Subslimers have made our world harder to sell homes and flexibility is they key to come up with the next best solution if you can’t sell. Holding on to a house can cause foreclosures, and bankruptcies, which will affect property values. Rent to owns are better then renters as they have a vested interest to keep up the house since they will lose earnest money if they can’t perform. With the low interest rates of today, many more people will be seeking out this option

Israeli ex-minister Yaakov Neeman dies aged 77

Yaakov Neeman, an Israeli politician who served as justice minister and finance minister under Prime Minister Benjamin Netanyahu, died in his Jerusalem home on Sunday. He was 77.

Born in 1939 in Tel Aviv, Neeman, alongside future President Chaim Herzog, founded law firm Herzog, Fox and Neeman in 1972. He was appointed finance minister in 1979, a position he held until 1981. He was later appointed justice minister by Netanyahu, based on his legal training and loyalty.

Unusually for a senior minister, he had never served in the Knesset. He held the job for two months before resigning; he was being investigated for perjury. Michael Ben-Yair, Attorney General of the day, launched the probe after Neeman testified at a bribery trial. Neeman was cleared.

Neeman regained the Justice Ministry post in 1997, resigning again the next year. He blamed insufficient support from Netanyahu and resumed law. In 2009 Netanyahu was reelected, again appointing Neeman minister of justice. In 2013 this role passed to the Hatnua party’s Tzipi Livni.

Neeman’s last resignation, in 2013, came as he was under investigation by the Israel Tax Authority for evading tax via his law company. The Tel Aviv Magistrates Court ultimately acquitted him.

Outside law and politics Neeman was also an industrialist. He worked with Israel Aircraft Industries, airline El Al, and the Israel Atomic Energy Commission. In 1986 he was credited as key to convincing business partner Herzog, who was then president, with pardoning members of the Israel Security Agency; after a bus was hijacked, security forces shot dead two Palestinians once the hijack had concluded.

Neeman specialised in tax law. A fluent English speaker, he had degrees from the Hebrew University of Jerusalem and New York University. His wife and six children survive him.

Current President Reuven Rivlin spoke of a good lawyer and advisor whose wisdom he had sought as recently as last week. “The entire Justice Department bows his head”, said current Justice Minister Ayelet Shaked. Herzog’s son Isaac Herzog, leader of the opposition Zionist Union, spoke of “a tender-hearted, broad-minded and generous man” who “was a mentor and close friend for tens of years.”

Knesset Speaker Yuli Edelstein said Neeman was “a unique figure in our public life, blessed with talent and pleasantness, who believed in his heritage and his people with his entire body.” Netanyahu called Neeman “one of the senior jurists in the country, of a sharp mind and a warm Jewish heart.”

SEPTA buys rail cars from NJ Transit to deal with crowding

As gas prices have risen in the United States, the regional transport authority for southeastern Pennsylvania, SEPTA, has seen a sharp increase in ridership, which has caused overcrowding on the trains.

“As fuel prices have continued to rise, SEPTA ridership has steadily increased and is the highest in 18 years,” said SEPTA General Manager Joseph Casey. Monthly ridership was 22 percent higher last month than a year ago.

“They have crushed loads on their rail lines, already where people are standing, and there’s not enough seats,” said Rich Bickel, the director of the Delaware Valley Regional Planning Commission.

“At peak times some railcars are standing room only and commuter parking lots are nearly full. All Regional Rail lines are running near full capacity and the train station parking lots are at about 90 percent capacity or more,” SEPTA spokesperson Felipe Suarez said.

While SEPTA awaits new Silverliner V trains from Hyundai Rotem, which begin arriving in 2009, it had hoped to lease eight rail cars from New Jersey Transit, at an agreed-upon rate of US$10,000 per month. However, due to problems with insurance and liability indemnification, the deal fell through, according to Casey.

SEPTA has entered a new agreement to purchase the eight rail cars from NJ Transit. The transit authority will pay US$670,000 for the cars and assorted supplies plus one additional inoperative car which will be used for spare parts. The rail cars will be operated using a SEPTA provided locomotive as they are not self-propelled.

The cars are being disposed of by NJ Transit because it has switched from single-floor cars to double-decker cars.

SEPTA is expecting to raise US$3.1 million by selling rail that has been out of service since 1981 at auction.

A 1-year long strike against FMC Novamed: Women workers allege unfair treatment

In a free trade zone in Antalya, Turkey, 80 women workers of FMC Novamed are in strike for almost a year now, since September 26th, 2006. They allege not only low wages but also severe abuses on FMC’s part.

Novamed, founded in 2001, is a factory managed by Turkish capitalists and located in the free trade zone in Antalya, Turkey. 95% of its workers are women. It is owned by Fresenius Medical Care (FMC), which is an international corporation with its headquarters in Germany. With factories in 12 countries and a total of 100,000 workers, FMC is a monopoly in the market of dialysis products.

Cisco sues Apple for iPhone trademark

The iPhone only made its appearance as a prototype and there have been controversies aroused.

The dispute has come up between the manufacturer of the iPhone (which was resented on Wednesday for the first time) – Apple Inc. – and a leader in network and communication systems, based in San JoseCisco. The company claims to possess the trademark for iPhone, and moreover, that it sells devices under the same brand through one of its divisions.

This became the reason for Cisco to file a lawsuit against Apple Inc. so that the latter would stop selling the device.

Cisco states that it has received the trademark in 2000, when the company overtook Infogear Technology Corp., which took place in 1996.

The Vice President and general counsel of the company, Mark Chandler, explained that there was no doubt about the excitement of the new device from Apple, but they should not use a trademark, which belongs to Cisco.

The iPhone developed by Cisco is a device which allows users to make phone calls over the voice over Internet protocol (VoIP).

20 confirmed dead after Kintampo freak tree accident

A freak accident caused twenty deaths and some injuries, according to officials, at the well-known Kintampo waterfall, in Ghana, on Sunday afternoon local time. Those affected were reportedly school students from Wenchi Senior High School on a supervised trip, and several tourists, who were swimming at the time of a rainstorm and strong winds, bringing down a tree and crushing victims.

Eighteen students, according to Ghana National Fire Service spokesman Prince Billy Anaglate, were killed at the falls, while another two were rushed to hospital and died in care. Varying reports indicated possibly up to 18 people remaining in a critical condition who were trapped under the tree, who were then rescued and rushed to hospital, including a Wenchi Senior High School administrator.

Anaglate said the wind uprooted trees, which fell on swimmers.

Students’ bodies have been sent to the Kintampo Municipal Hospital’s morgue.
