Virginians melee at used Apple iBook sale

Thursday, August 18, 2005

“Total chaos” is how many described the melee that resulted from a sale of used Apple iBook laptop computers at the Richmond International Raceway (RIR) by the Henrico County, Virginia school system.

Officials estimated nearly 5,000 people thronged the sale for the $50, four-year-old computers. Among them were 17 injured, four requiring hospitalization – one for a leg injury, and three for heat-related illness, said Henrico County Police. Reports of trampling in the stampede were not uncommon, and one driver reportedly tried to drive through the throng of prospective buyers.

Alice Jemerson, an elderly customer said, “They bum rushed the gates and I was knocked over, fighting for my life. All these people were on top of me.”

Shortly after 7am EST officials opened the gates and many residents ran hysterically toward the building where the sale was to occur at 9am.

At a post sale press conference, Henrico County Police spokesman Lieutenant Doug Perry told reporters, “A few bad apples found their way inside. It looked worse than it was.”

Apple iBooks are the preferred computer for Henrico County schools, and Director of General Services of Henrico County Paul Proto, said changes were made to the event after tremendous interest was generated, some as far away as Europe and California. Officials closed and moved the sale from the Henrico county school warehouse to the RIR, after residents complained that their tax dollars were used to buy the computers, and they ought to have first right to repurchase them. The Henrico County Board of Supervisors voted to amend the County Code so that only residents could purchase the laptop computers.

Although officials had prohibited camping out and overnight parking, some in attendance reported that people began arriving at midnight.

Henrico Police Chief H.W. Stanley, Jr. said five patrol officers were originally planned for the event, a customary presence for an event the size authorities had estimated. But by 6 am, an enormous crowd was assembled at the front gate.

Officials present before opening told the crowd that automobiles would be allowed to enter first, which prompted many to run to their cars. But while some were running back to their cars, others rushed the gate. The resulting confusion created much anger, and guards closed the gates shortly thereafter.

Long lines encircling the sale building were commonplace, and one observer noted, “They’re going to see themselves on the news tonight, and see what fools they are.”

Some citizens, however, considered their wait worthwhile. Hairstylist and mother of two Sheress Blunt was one of the first hundred to buy one of the iBooks; she came with her mother and said they sneaked into the raceway through a side gate.

Tonya Vaughan arrived at 5:30 a.m., also bought one of the first iBooks and said three people offered to buy it from her for as much as $200. She declined however, saying, “I told them no way! I had worked too hard for it.”

Lt. Perry said many officers were complimented on the way they handled the crowd, adding that police were seen letting children who had been pushed aside, into the building.

Mr. Proto said, “There are no plans right now to have another iBook sale.”

Henrico County Battalion Police Chief Steve Wood said no arrests were made and the iBooks were sold out by 1pm EST.

Portugal to produce new Volkswagen model in 2008

Saturday, January 21, 2006

Volkswagen announced the Palmela, Portugal factory – Autoeuropa – has been chosen to produce a new car model beginning the first quarter of 2008, but did not specify the model to be produced.

“The decision to produce a new model in Autoeuropa is the result of the competitive cost of production of the factory, well as the favorable conditions of the cooperation established by the Portuguese government and the workers,” announced Wolfgang Bernhard.

José Sócrates, prime minister of Portugal, said he was “satisfied with the decision of Volkswagen to produce a new model in the factory of Palmela,” and considered that the decision, “reflected the confidence [of the investors] in the Portuguese economy.”

Volkswagen will reveal the new model to be produced next week. By 2008, the factory at Palmela will only be producing the multi-purpose vehicle Sharan and the Eos models.

With the end of the production of the multi-purpose vehicle, the factory needs to guarantee new product lines, since the new Eos is not sufficient to maintain the current 2,790 workers.

The Volkswagen Autoeuropa produced a total of 79,896 vehicles last year, of the models Volkswagen Sharan, SEAT Alhambra, Ford Galaxy and Volkswagen Eos, against the 95,660 vehicles produced in 2004.

Pichilemu and Cobquecura, Chile rocked again by aftershocks

Friday, March 26, 2010

Two medium intensity seisms were registered in Chile. These quakes are aftershocks of the March 11 Pichilemu earthquake. According to the University of Chile Geological Survey, the first one took place at 9:59 local time (13:59 UTC); its epicenter was located 17 kilometers northeast of Pichilemu, with a magnitude of 4.7. It lasted about ten seconds. The second aftershock had a magnitude of 5.1, and occurred at the 10:57 local time (14:57 UTC), with its epicenter located 15 kilometers north of Cobquecura.

The National Emergencies Office graded the scale of the seisms on the Mercalli scale, which attempts to quantify the amount of physical damage caused by an earthquake. The intensities of the smaller aftershock were determined to be V in Pichilemu, III in Talca and II in San Fernando, while the larger 5.1 magnitude earthquake only hit IV in Pichilemu, but registered a IV in Talca as well, due to its closer proximity to that city.

Thursday morning the Municipality of Pichilemu posted a letter via Facebook to all those affected by the February 27 and March 11 earthquakes in the surrounding areas of Pichilemu, like Ciruelos, Alto Ramírez, and others. However, they didn’t name the village of Espinillo. The mayor of Pichilemu, Roberto Córdova, was criticized for not giving aid to the village. Córdova responded that he was “doing his best to aid [the surrounding areas]. [The Municipality] is going to replace the [balustrades] destroyed by the 11 March earthquake,” and “these places are receiving the aid they require.”

Car maker DeLorean dies at 80

Monday, March 21, 2005

Automobile industry pioneer, John DeLorean, died Saturday in a New Jersey hospital by complications from a stroke.

DeLorean was born in 1925 in Detroit, Michigan to European immigrant parents. He received an education in automotive engineering and quickly rose through the ranks of Packard and later General Motors (GM). DeLorean was credited with the development of the Pontiac GTO, which helped introduce the era of “muscle cars”. By 1965, DeLorean led the entire Pontiac division, and four years later was promoted to the prestigious position of leading GM’s Chevrolet.

In 1973, DeLorean quit General Motors and started his own company, the De Lorean Motor Company. The company’s product was the DMC-12, an unusual car featuring an unpainted, stainless-steel exterior and gull-wing doors. The company started production in 1981 but failed less than two years later, having produced under 9,000 vehicles. Despite the company’s failure and the car’s dismal sales, the car itself gained a cult following after the release of the 1985 movie Back to the Future which featured the car as a time-travel machine.

DeLorean himself was in nearly as much trouble as his company. In 1982 he was arrested for attempting to sell $24 million worth of cocaine to undercover police, and after his company’s failure, he became involved in a multitude of lawsuits alleging investor fraud. Though DeLorean successfully resolved the cocaine case after claiming entrapment, his other legal cases would drag on until 1999, when he declared bankruptcy.

What Is The Best Way To Use Residual Methods Of Valuation?}

More On This Topic:

Submitted by: Mark Aucamp

The residual method of valuation is utilized to estimate the amount that it is worth paying for land or buildings that is to be developed or redeveloped.

The application of the residual method is based upon the principle that the price to be paid for a property that agrees with for development is equal to the difference between i. the completed value of the highest and best form of permitted development and ii. the total Residual Method of Valuation cost of doing that development.

Hence, the net capital value of the finished development is evaluated after deducting any costs of sale on the assumption that it has been created for the most valuable form of development, and from that value is deducted the cost of all construction and building work required to perform the development, including all ancillary costs, e.g. purchase costs, letting fees, finance, etc., as well as an appropriate allowance for profit on the development.

The residual method of valuation may be used to estimate the value of a property that is being held for development, or is to be offered for sale, as well as being adapted to estimate the anticipated profit from a development project. In practice, it is the principal means of development analysis and is widely adopted as the basis for setting up the budget for most development projects. The residual method of valuation, by its nature, is based on a considerable number of variables -rental, financial investment yield, construction costs, building period, letting or sales period, finance costs, fees, property taxes and all other ancillary costs- and these must be assessed on the basis of the valuer’s outlooks of the future. So, it is a highly subjective method of valuation and should be used with care.

It has been said, in connection with an application to the Lands Tribunal to ascertain compulsory purchase compensation, that “it is a feature of the residual valuation that comparatively simple adjustments to the constituent numbers can have a major effect on results …” and “once valuers are let loose on residual valuations, nevertheless honest the valuers and however reasoned their argument they can prove almost anything”, First Garden City Ltd v Letchworth Garden City Corporation 1966, 200 EG 123, 460. Accordingly, the residual valuation will be agreed to by the Lands Tribunal as a method of ‘last resort’. It’s a variant, used in the USA, for a method of appraisal, based on the income approach, that is used to determine the value of a plot of land omitting any buildings thereon, or to estimate the value of a building independent from the land.

An income is assessed that is considered appropriate to the plot of land, or the building– normally by deducting from the income receivable from the land and buildings together an income estimated as suitable for the land, or buildings, alone.
